When the Standard Timeline Doesn't Work

Built Around Your Deadline.
The standard permit process runs on the county's schedule. When that doesn't align with yours, we use licensed private providers — authorized under Florida Statute 553.791 — to move plan review and inspections outside the county queue entirely. Reviews that take 8–12 weeks can be done in 1–3. We work around your hard dates, not ours.
Private Plan Review
Same code review as the county — on your schedule. Available across Broward, Miami-Dade, and Palm Beach.
Private Inspections
Phase inspections performed by licensed private inspectors. No multi-day waits, no schedule gaps.

Consultation
Every project starts with a conversation at the property. We look at the lot, the existing structure (if there is one), and the scope of what you want to build. We ask the questions most contractors skip: What are your non-negotiables? What's your timeline? What's your real budget — not the number you're hoping for, but the one you can actually work with. From there we give you a written scope overview and a realistic cost range. No numbers designed to win the bid.

Design & Pre-Construction
Before a permit gets filed, every detail needs to be decided on paper. We coordinate with your architect or bring in our own. Structural engineering, material selections, MEP (mechanical, electrical, plumbing) layouts, and finish schedules all happen at this stage. We don't rush pre-construction — it's where most budget overruns and schedule delays are born. Get it right here and the build runs clean.

Permitting
We handle all permit submissions, revision responses, and municipal coordination. Broward, Miami-Dade, and Palm Beach County each have different processes, different review windows, and different requirements. We've navigated all three. You won't need to follow up with the county — we do that. Nothing breaks ground until approvals are in hand.

Construction
This is where the work happens. Demolition if applicable, foundation, framing, rough-in trades (plumbing, electrical, HVAC), insulation, drywall, finish carpentry, cabinetry, tile, flooring, fixtures, and exterior work. We run the trades — you don't coordinate between subs. You get a weekly written update, direct access to our GC by phone, and site access whenever you want it. If something changes, you hear it from us first.

Inspections
Required inspections happen at each phase of construction — foundation, framing, rough-in trades, insulation, and final building. We schedule every inspection, we're on-site for every inspection, and we handle any corrections before the next phase begins. No inspection gets passed over. No phase gets skipped. The CO at the end reflects a job that was done right at every step.

Final Walkthrough & Delivery
Before you take the keys, we walk the entire property together. Every room, every fixture, every finish. Anything that doesn't meet the standard gets documented on a punch list and completed before closing. We don't call a project done until you're satisfied with what you're walking into. That's not a policy — it's just how we work.

Common Questions
What Owners Ask Before They Build
How long does a custom home build take from start to finish?
From initial consultation to certificate of occupancy, most custom builds in South Florida take 14–24 months. The largest variable is permitting — county review timelines vary significantly. Pre-construction and design typically take 3–4 months. The build itself runs 8–14 months depending on scope and size.
What's the difference between a gut rehab and a renovation?
A full gut rehab takes a property down to the studs — all drywall, flooring, ceilings, and sometimes structural elements are removed. You're essentially rebuilding the interior from scratch inside the existing shell. A renovation works on top of what's already there. Gut rehabs allow for complete layout changes, full systems upgrades, and corrections to structural issues that surface renovations can't address.
Do you work with the owner's architect or do you provide one?
Both. If you have an architect, we coordinate directly with them from the pre-construction phase through permit submission. If you don't, we can recommend architects we've worked with on similar projects. We don't have a preferred-vendor arrangement — we recommend based on project fit.
What counties do you work in?
We work across Broward, Miami-Dade, and Palm Beach Counties. We're familiar with the permit processes, inspection requirements, and building departments in each county.
How do change orders work?
Every change to the approved scope is documented in writing before work begins on it. You'll see the cost impact and timeline impact before you approve it. Nothing gets added to the project budget without your sign-off. We use a straightforward change order form — no surprises on the back end.
What does your CGC license cover?
CGC 1540785 is a Florida Certified General Contractor license, which authorizes us to perform construction services of any type, structure, or scope. It covers commercial and residential work and is valid statewide. You can verify the license directly at myfloridalicense.com.
